WHAT WE DO
Over the years, we’ve learned that what clients truly value goes far beyond finishes and fixtures.
They’re looking for a process that feels clear, supported, and thoughtfully guided. Renovations can be overwhelming. There are countless decisions, unexpected challenges, and moments of doubt along the way.
We’ve taken the time to understand where those pressure points are—and more importantly, how to ease them.

Our services aren’t built from templates or algorithms, rather designed with intention, based on real conversations and a deep understanding of our clients goals, lifestyle, and vision.
We believe in making the journey as rewarding as the outcome.
"Such a unique service."

Prospective Buyers
First Glance Feasibility
While our clients rely on their trusted real estate agents for expert market insight and negotiation support, there’s another critical layer of expertise that can greatly enhance the buying process:
Real-Time Renovation Consulting.

During a Renovation Assessment Walk-Through, we evaluate any renovation history, explore the property's renovation potential, and determine its current permit compliance status.
This real-time input transforms the property tour from a surface-level viewing into a deep-dive feasibility study.
Clients can ask questions about structural changes, layout possibilities, building code limitations, and resale enhancements—right there on-site, and get answers in real time.
Involving a Renovation Consultant, before an offer is made, brings strategic value, helps avoid costly surprises, and ensures our clients are truly making an informed decision.
"Evan is the complete professional package and unreservedly recommended as your renovation consultant"

"While the work spoke for itself, building a trusting professional relationship that morphed into a true friendship was an incredible bonus that you just don't get these days"

We bring clarity to a complex process and help clients move from one home to the next smoothly, efficiently, and with maximum value realized on both ends.

Permits and Zoning
Compliance Analysis
Has un-permitted work been performed on the property?
How long will it take me to get a building permit?
Does the property have an open permit?
Why can't I get my business licence?
What is this property zoned for?
Can I add extra dwellings?
Do I even need a permit?
Some questions come up time and time again, and many buyers fall in love with a home or lot, without fully understanding what they can legally do with it.
As Renovation Consultants, one of our most important roles is to thoroughly investigate a property's previous renovation history, and determine its current compliance status.
By identifying any regulatory issues early in the buying, or renovation process, we help protect our client's investment, ensuring a smoother project execution, and helping avoid costly surprises.

We handle all of our clients regulatory submissions, and avoid the common application mistakes, so our clients get their permits faster and start their renovations sooner.
"Evans creativity, depth of knowledge and experience, combined with a client-centered approach, ensures the renovation process is transparent, cost-effective, visually appealing and stress free"

Small-Scale Multi-Use Housing
Multiple Dwelling Potential
Bill 44, introduced in 2023 and enacted in 2024 by the Government of British Columbia, mandates municipalities to permit small-scale, multi-unit housing (SSMUH) on lots previously zoned for single-family or duplex homes.
It introduces major zoning changes aimed at legalizing small-scale, multi-unit housing (SSMUH) and represents an opportunity for homeowners in BC to develop their property properties unlike ever before, which could include building up to 4 dwellings on a single lot.

Our SSMUH property analysis helps clients determine the densification potential of a property, and outlines options moving forward.
